530 Commonwealth Avenue Facade Restoration Location: Boston, MA
THE CHALLENGE
The façade restoration project at 530 Commonwealth Avenue in Boston, MA involved unique challenges, including the logistics of facade access. Multiple types of staging were used in order to access various key repair locations. One of the most challenging locations was a light well that could only be accessed through windows or from the roof.
The restoration process included substantial concrete repairs – 6 to 8 inches in places – necessitated by deteriorated steel reinforcements expanding and spalling the concrete. Other repairs included routing out and sealing cracks, and power washing and coating the building facade with an elastomeric coating to protect the surface and ensure long-lasting repair integrity.
THE ALPHA WEATHERPROOFING SOLUTION
- The façade was accessed via pipe staging, suspended scaffolding, and a ReechCraft mast climbing platform
- Spalled concrete was removed; steel was treated; and concrete was formed and poured
- Cracks in the façade were routed and sealed with new sealant
- Existing window sealant was removed and sealed with backer rod and new sealant
- The building was power washed and two coats of new elastomeric coating were applied to protect all repairs
