404 Wyman St. North & South Parking Garages Location: Waltham, MA

Acclaimed for its excellence in design and development, the office complex at 404 Wyman Street is home to many Fortune 500 firms, a health club, conference center, and two covered parking garages.

THE CHALLENGE
This two-year, multimillion-dollar project involved repairing the property’s north and south garages. Work was safely completed on schedule – including through the height of the COVID-19 pandemic – with no days lost due to illness or injury.

The Team worked year-round, under tenting in colder months, using propane fired indirect heat that was ducted into the work areas.

The project required removal of the entire center span and wings of the precast double tee in several locations that were severely deteriorated. Several concrete repairs were also needed, including inverted tee beams, cross overs, overhead patching, and clip pocket repairs.

THE ALPHA WEATHERPROOFING SOLUTION
Our great partner-relationships with subcontractors enabled the Alpha Weatherproofing Team to successfully coordinate and complete this project, with 4 to 6 trade partners on site on any given day.

  • Our concrete cutter removed large sections of the deck, which were supported and safely lowered down a level to a Bobcat loader, making this process very effective and efficient.
  • Hydro demolition was efficiently performed to remove and replace thousands of feet of joint sealants with high pressure water using a 40,000 PSI hydrodemolition pump. This process effectively removed the sealant, resulting in preparation of an ultra-clean substrate to re-caulk.
  • Major electrical upgrades were performed on both garages.
  • The entire drainage system was replaced with 154 new surface drains. All 4 and 6-inch cast iron piping was replaced.
  • Both garages were repainted on the underside and interior walls to brighten up each space.
  • The parking garage exterior facade was power washed, repaired and re-caulked, and a clear penetrating sealer was applied.

This project was completed in November 2020 under the direction of Simpson, Gumpertz & Heger.

Work was performed ahead of schedule and turned back over to the owner for full operation.
